  • The price is significantly lower than a High Street Agent, how is this possible?

    Quite simply overheads and efficient systems.  We dont have expensive high street offices and due to our streamlined systems dont have to employ as many staff so we can pass on the savings to landlords.

  • Ok, so the price is low what extras do i have to pay for?

    On our full management package there are only two possible extra costs, Rent Guarantee insurance or additional inspections.  Everything else is included. 

  • Are you purely an online agent?

    No.  We offer an identical service to the high street but also carry out viewings, inventory and check ins, inspections which are included in the full management package.

  • Ive used online agents before and its very difficult to get the person i deal with on the phone, how are you any different? have been operating since 2012 and have listened to what landlords want, you will have direct contact details to heads of each department and all telephone lines are manned by assistants 24 hours a day, so no answer machines.  You will always work with the same people so they will have a relationship with your tenant and be able to offer accurate and honest advice.

  • Who draws up your tenancy agreements?

    We use Training for Professionals agreements which are the industry standard, our agreements are updated weekly to ensure that they are legally compliant to the latest legislation and our legal team always review the agreements as they are released just incase.

  • So how do you operate?

    As a landlord or tenant you will deal with our head office.  Viewings and marketing photographs are carried out by viewing agents, inventories and inspections by inventory clerks and marketing, agreements, deposit registration, accounts, legal and maintenance are all carried out from our head office with the help of our agent network.  

  • Do you use independent inventory clerks?

    Yes we use AIIC, APIP and ARLA/Propertymark qualified inventory clerks.  This provides a professional, accurate and most improtantly when it comes to deposit disputes through the ADR procedure a non-biased independent report.


  • How do you get documents signed and served if the head office is a long way from the property?

    All documentation is e-signed.  This gives us a day, time and location (via IP address) of where, when and by who the docuemnt was signed, we can even tell when a document has been viewed but not signed.  Our online portal allows us to serve all the relevant documentation to tenants with a time and date stamp of when it was sent.

  • How do you carry out referencing?

    All our referencing is carried out by a third party company who specialise in tenant referencing and we believe them to be the best in the industry.  If a tenant passes then an insurance company is prepared to underwrite the rent

  • Tell me about Rent Guarantee Insurance?

    There are many rent guarantee products out there which are split into two categories warranty based and insurance backed. only use an insurance backed scheme with nil excess and have used the same policy for many years so we know it pays out.  

    If a tenant goes 30 days into arrears we submit a claim to the insurer and they arrange to pay the rent, which is then paid in arrears whilst the tenant is still in occupation of the property.  

    The insurer then commences legal proceedings against the tenant until they are evicted from the property.  

    Rent is covered upto £25,000 in arrears and legal costs upto £25,000. 


    This is an invaluable tool in a landlords arsenal and we advise it be taken out to ensure complete peace of mind during a tenancy.


  • When are you offices open?

    Our offices are open 24 hours a day 7 days a week.

  • How do you deal with maintenance issues?

    One of the core values that operates under is transaparency.  We don't have a set amount in our terms and conditions we can spend on your behalf, all quotes are approved by the landlord. The only exception to this would be after trying to get in contact with you and the issue either will cause additional damage to your property or leave you in breach of tenancy.  On all occassions we make every effort to contact you by all mediums available for consent to proceed. 

  • How do you chase rent arrears?

    Our system automatically chases rent when it goes into arrears sending out text messages, emails, letters and also the office call the tenant and use whatsapp.  

    We also use our legal team to send out relevant notices to encourage payment and have a team of solicitors we use for debt collection.


  • How often do you carry out inspections?

    We carry out inspections as standard every six months, However there is the option to add additional inspections to the service.

  • Do you do management changeovers if i am unhappy with my current agent?

    Yes we do, this happens surprisingly often.  We have a very smooth system to transfer over properties from one agent to another.  

  • I have a large portfolio and am interested in your services can you take over the management of these?

    Yes, we can.  For large portfolios taken on in bulk we can offer a discount.  We quite often recommend you try us with one property first to make sure you are happy with the service you receive.  

  • Who are you regulated by?

    We are regulated by Propertymark/ARLA, the National Federation of Property Professionals and The Property Ombudsman.
