As a landlord you can either register your own property details and sign up for your package directly via the website, or alternatively, contact us and we will discuss the options with you and carry out all the necessary checks prior to letting your property.
On our first visit our agent will take property particulars and carry out all the necessary legal checks including electrics, furniture and fire regulations to name but a few of the potential legal complications that could arise when letting out your property.
Our head office will discuss all package options with you and talk you through the process, or you can sign up online and one of our team will be in contact to arrange the next steps.
We will create an account for you within our website so you can amend any photographs or descriptions at any point in time. We will then advertise your property on the major property portals including, but not limited to, Rightmove, Zoopla and Primelocation as well as an array of other property portals.
Should you require us to undertake viewings, we will book tenants in and carry these out on your behalf. When a tenant wishes to offer on your property, we will send them a link to our website to complete the offer form, which will then be submitted to you for approval.
Once you have approved the offer, we will send the tenant referencing forms and request the administration fee, which demonstrates financial commitment.
Upon receipt of a response from our referencing company, who carry out a full check on tenants details including employment, previous landlord, credit check, and character references, we will email the tenant as request for the first month's rent and deposit and send a copy of the tenancy agreement to all parties.
All references are available for landlords to view upon request.
Prior to commencement of the tenancy and once all monies are received we will register the deposit within a government approved scheme as required by law.
We will also, if instructed by yourselves, arrange for a gas safety certificate to be carried out prior to the tenant moving into the property. (A legal, annual requirement for all properties with a gas supply).
We will also undertake a full inventory and schedule of condition either prior to or as part of the check in process to record the condition of the property to use as a comparison at the end of the tenancy.
Dependant upon the management service you have selected, we will carry out regular inspections to ensure that the tenant maintains the property in good condition and to list any problems which may have arisen through fair wear and tear.
We will also attend to all maintenance issues reported by the tenant, subject to the landlord's approval. All of our contractors are instructed to assess whether problems at the property are as a result of fair wear and tear or damage by the tenant and report back to us. In the latter case, the responsibility for repair or replacement would move to the tenant and they would be charged for this.
Rent is collected on a monthly basis and sent direct to your bank as a BACS transfer, in most cases, reaching your account on the same day, and accompanied by a management statement sent by email. We can also provide an annual breakdown for tax purposes, free of charge.
Dependent on the selected package we will send all legal notices as required. We can also offer additional products such as rent guarantees (only available where the tenant is referenced through ourselves) which mean that if, for whatever reason, the tenant is unable to pay the rent and starts to get into arrears an insurance backed scheme will kick in and ensure that you, as the landlord, continue to be paid.
