Our Let only package is for landlords who want to manage the property themselves and would like to pay a one-off fee. Often when taking a one-off service the landlord is charged the first months rent upfront, we charge £399 + Vat without viewings*.  , this package includes:

 

  • Visiting your property, taking particulars and photographs
  • Setting up an online account to store your documentation so it can be accessed at any time.
  • Advertising your property on major property portals and on our website.
  • Referencing tenants
  • Carrying out an inventory and schedule of condition at the property on check-in with the tenants.
  • Tenancy Agreement
  • Deposit registration 
  • Gas Safety Certificate as required (additionally charged)
  • Rent collected in advance with invoice and rental statement.
  • Standing order setup with the tenant so the rent is sent directly to your bank account.

There are no fees payable in advance and are deducted from the first months rent.  Then the balance is sent to the landlord with a rental statement and invoice and all future rents are sent directly from the tenant to the landlord by standing order.

This package gives you full control over all maintenance work required and the tenant will contact you directly to organise these, and you can arrange inspections with the tenant as you wish. (Please note: It is essential that the tenant grants you permission to enter the rented property. If you require a standard letter for this purpose, we can provide one at no additional cost).
